Every once in awhile a truly special hunting property hits the market that happens to check all the boxes. This one simply has it all, and it's a short drive from KC. Lying at the end of a dead end road and in a creek bottom just below a bluff, it is seemingly completely hidden from the outside world. You'll be blown away by the habitat, consisting of at least 5 different types of native grasses - including switchgrass that is 7 or 8 feet tall in places. Pottawatomie Creek lines the entire border on one side, providing a timber-lined travel corridor for deer, roost trees for turkeys, plus waterfowl hunting and fishing opportunities. Wetlands are scattered throughout the property, and the creek is large enough to pump water and manage those wetlands for improved duck hunting. The wild smartweed stand in the largest wetland cell was incredible this year. I flushed one group of mallards and witnessed multiple groups flying over while taking pictures. In regards to deer and turkeys, absolutely everything is done and ready to hunt with trail systems throughout the property and 4 food plots, each with elevated and enclosed Titan blinds overlooking the plot - along with 1,000 pound feeders that have consistently been kept full of corn. It's not hard to see why this place is completely loaded with wildlife. I even flushed a covey of roughly 2 dozen quail. It's possible the property is jammed with quail given the quality of the grass habitat here, you just don't see native grass like this much anymore. In fact, you really don't see many turnkey hunting properties set up like this for all around recreation, allowing opportunities at huge deer, spring turkeys, waterfowl, upland, ATV riding and even fishing.
